Real estate investments continue to adapt to an economy featuring higher interest rates, inflation, and slower growth. In what is expected to be a year of challenges and of opportunities, 1031 exchange transactions are becoming increasingly popular, particularly for multifamily. A 1031 exchange gets its name from Section 1031 of the U.S. Internal Revenue Code, and allows a property owner or investor to avoid paying capital gains taxes when they swap of one investment property for another. What effects will the increased use of 1031 exchanges have for the local economy and real estate market, for those who do business with property owners (including suppliers, subcontractors, and service providers), and for an investor’s tax outlook?
