The Apartment Owners Advisory Council (AOAC) is one of the councils that make up the Building & Realty Institute (BRI). Although the content of this meeting is geared toward local landlords and property owners, at the BRI, our motto is “A member of one is a member of all!” You are welcome to attend this meeting whether or not you yourself are a landlord or property owner.
“Good Cause” Eviction, which would require automatic renewal of leases and establish rent increase caps for all non-owner occupied buildings (rent-stabilized and market-rate housing alike) continues to be part of the debate in Albany. Signature Bank’s failure on March 10 and the increase of interest rates throughout the year has made it more difficult for some to finance capital improvements. Most property owners are still recovering from loss of income during the eviction moratorium or receiving only partial payment through the Emergency Rental Assistance Program (ERAP). Rent-stabilized landlords are still trying to adapt to the sweeping changes from the Housing Stability and Tenant Protection Act of 2019. And that’s on top of the normal difficulties of dealing with rising fuel costs, increased property taxes, inflation, difficult tenants and so much else.
